How to go from looking at this home to living in it:

1. See all photos, video tour, and floor plan (including room sizes).
2. Drive by to get a sense of the neighborhood and/or attend an open house.
3. All adults 18+ complete a free application here.
4. If your combined application meets our screening criteria and you haven't already been to an open house, we'll be in touch to schedule a showing. You must see the space in person for your application to be accepted.
5. If your application does not meet our screening criteria or is incomplete, it will be canceled.
6. If/when your complete application is first in line, you will be emailed an invitation to a background/credit screening ($40 per adult at the time of this writing).
7. If your screening meets our criteria, provide a holding deposit and enter your info into our software.
8. Sign up for renter's insurance.
9. Sign the lease.
10. Move in!

Screening Criteria Overview:  Total verifiable household gross income should be at least 2.5x the monthly rent. We run a thorough screening that includes--but is not limited to--credit, criminal, rental, and eviction history. Please contact manager for complete screening criteria.

Within one (1) business day of accepted application, a deposit of $1000 in verified funds is required to hold the unit. Please begin tenancy within one week of available date unless otherwise discussed. This deposit becomes part of your refundable security deposit upon lease signing.

Security deposit is one month's rent (or 1.5 month's rent if risk factors are present). NO last month's rent due at move-in. Move-in costs include one full month's rent and security deposit (minus any move-in discount). Rent is paid monthly via ACH/automatic payments.

Utilities: Tenant is responsible for electricity. Flat rate for water/sewer, garbage/recycling/compost: $96 for the first person and $38 per additional person per month.

For the comfort of all residents, absolutely no smoking of any kind permitted anywhere on the premises, including the yards and front stoop.
